Find out the importance of an electrical certificate of compliance for rental properties

We all know that electricity is dangerous, and most will agree that you should never do your own electrical work. In short, DIY is a no-go zone.

And so too is choosing cheap, dodgy, and unlicensed trades! What might save you a few dollars in the short-term can cost you a lot in the long run.

If you’re planning electrical work or need repairs or services, you must ensure that you only engage a licensed, qualified, and Registered Electrical Contractor (REC).

This ensures that the work completed is not only done to the highest standard, but that it also meets strict regulatory requirements.

What is a certificate of compliance?

Your electrician, too, has an obligation: to provide an Electrical Certificate of Compliance in Victoria, where required, following electrical work for your tenants in your rental properties

Failure to do so can lead to a number of penalties for an electrician, including:

  • Financial penalties such as a fine
  • Loss of licence
  • Damaged reputation

A Certificate of Compliance for electrical work essentially tells the customer that the electrical work undertaken complies with the appropriate state-specific standards and/or Australian regulations.

Only a licenced and qualified electrician is able to formally certify that all electrical work performed meets the standards set out by Australian and local regulatory bodies.

What’s included in a certificate of compliance
for electrical work?

Along with any other electrical need in your home, it’s imperative that when it comes to replacing downlights, you choose a qualified electrician to perform the task for you

A Certificate of Compliance for electrical work certifies that work undertaken meets safety standards and regulatory laws

It includes:

  • The electrician’s name, business name, and license number
  • The name of the person who booked the electrician (the customer) and the location at which the work was performed (for example, your rental property’s address)
  • Detailed information about the work performed

Your electrician will then date and sign the certificate, and issue you with a copy. In most cases, you will be able to request an online electrical certificate of compliance in order to keep a digital copy rather than a hard copy.

Your electrician must be able to provide you with a Certificate upon request. For recent electrical work, you can go back to your electrician to request one, and they have 30 days to provide it.
